    Fall Mold Risk in Walla Walla Homes: What Changes When You Close the House Up

    The furnace runs for the first time since spring, and twenty minutes later the hallway smells like a wet basement. Nothing about the house looks any different from how it looked in August.

    That timing is the whole story behind fall mold risk in Walla Walla homes. Whatever is producing the smell was almost certainly there through the summer, sitting quietly in a crawl space or behind a wall while the windows were open and the air kept moving. September doesn't create the problem. It changes the building around it.

    Where Fall Mold Risk in Walla Walla Homes Actually Comes From

    For most of the summer, a house ventilates itself. Windows stay open, doors get propped, and air moves through the place and carries household moisture out with it.

    Then three things happen within a few weeks of each other. The windows close. Crawl-space vents get shut for winter. The furnace starts moving warm air through ducts that have been still since March. Air exchange drops, indoor moisture starts accumulating instead of leaving, and warm air begins circulating through parts of the house nobody has looked at in months.

    How your house is built changes what that means. If yours sits over a vented crawl space rather than a full basement, as plenty of homes around downtown Walla Walla and in College Place do, there's a bare-earth or partially covered ground surface sitting directly underneath your floor system. Older houses also carry more penetrations, more retrofitted plumbing runs, and more places where a slow leak can stay hidden for a season.

    Out toward Milton-Freewater, Waitsburg, and Dayton, there are more properties on larger lots, and more outbuildings and shops that get closed up entirely for the winter. If you've had irrigation running near the foundation all season, that's another few months of water against the building that you stop thinking about once the system is shut off.

    The First Furnace Run and the Odor It Uncovers

    A forced-air system pulls air from inside the house, warms it, and pushes it back out through every register. Along that path it passes ductwork, return cavities, and often part of a crawl space or attic. Anything that smells in that path gets distributed through the whole house within minutes.

    That's why the odor seems to appear all at once. It didn't. The delivery system just turned back on.

    One useful distinction: a hot, scorched, slightly electrical smell on the first burn is usually dust burning off the heat exchanger, and it typically fades within an hour or two and doesn't come back. A damp, earthy, cellar-like smell that returns every time the heat cycles is a different signal, and it's worth paying attention to.

    Closed Windows, Lower Ventilation, Higher Indoor Humidity

    A household generates a surprising amount of water. Showers, cooking, dishwashing, laundry, and the people themselves all put moisture into the air. With the windows open, most of it leaves. With the house closed up and the exhaust fans running only occasionally, it stays.

    The visible version is condensation on window glass in the morning. The invisible version is damp air finding the coldest surfaces in the house: exterior wall cavities, closet corners on north walls, the underside of the subfloor.

    The EPA's guidance on this is blunt and worth repeating. Moisture control is the whole game, and wet materials need to dry within roughly 24 to 48 hours to keep mold from establishing.

    Crawl Spaces and Vents Heading Into the Wet Months

    If you close your crawl-space vents before winter, that's the moment the space stops exchanging air with the outside.

    If the vapor barrier down there is torn, partial, or missing, ground moisture keeps evaporating upward into a space that no longer has anywhere to send it. Framing lumber cools. Relative humidity climbs against the underside of the floor. Wood that reads fine in July can read very differently by December.

    Crawl spaces are also the hardest part of a house for anyone to assess honestly, because most of the surface area is hidden behind insulation, ductwork, and the joists themselves.

    Summer Leaks That Dried Out But Didn't Resolve

    Think back over the last four months. An evaporative cooler that overflowed once. A condensate line that backed up. A hose bib that dripped against the siding all season. A supply line under the kitchen sink that wept for a week in July before anyone noticed.

    In dry summer conditions, those surfaces dry fast, and the problem looks solved. But drying the surface doesn't undo growth that started in the material while it was wet, especially if it stayed wet past that 24 to 48 hour window. The evidence is still there. It just stopped announcing itself until the house closed up.

    What a Visual Check Catches, and What It Doesn't

    A good home inspector will find a lot: staining, warped trim, standing water, a failed vapor barrier, soft flooring. Moisture meters and thermal imaging extend that reach usefully, and plenty of inspectors in this area use both well. What those tools find, though, is water. Mold is a separate question, and material that dried out months ago can read as perfectly normal on a meter.

    That's the gap canine detection fills. Snow and Otis are trained to detect the scent of active mold growth, including in areas a visual inspection can't reach: behind wall assemblies, under flooring, inside HVAC pathways.     Two honest limits. A canine alert indicates that mold scent is present in an area; it doesn't identify what species, and it doesn't measure how much. That's what lab testing is for. Canine detection narrows down where to look, and testing confirms what's actually there. No inspection method is perfect, and an alert is a strong indicator that warrants confirmation.

    When It's Worth Having Someone Look, and When It Isn't

    Some fall smells resolve on their own, and you don't need us for those. A scorched dust odor on the first burn that never returns is normal. A musty closet that clears up after you air it out and move the laundry basket was probably the laundry basket. One damp spot you found and dried within a day is usually just a damp spot.

    Worth a closer look:

    • The odor comes back every time the heat cycles
    • It's stronger in one room, or noticeably stronger at one register
    • There was a water event over the summer, even a small one that dried quickly
    • You're listing or buying this fall and want to know before someone else finds out
